"My husband & I recently used Joe to complete a builders report on a property we were purchasing. We urgently required a report to be completed within 3 working days (originally 5 days but we lost 2 days because we had the dates wrong). The report was very thorough and we found Joe extremely efficient and experienced. A bonus is that Joe's rates are very fair and reasonable. "Joe inspected the property promptly when he said he would. Report was also ready when he said it would be. We were very happy with the quality and detail of the report.
Payment was due before you received the report. But this was no problem.
We would be very happy to use him again or recommend him to anyone else who needed an inspection."

"I phoned Joe on a Saturday to request a building report on a property that we were intending to buy. He booked in with the agent straight away and did the inspection on the Monday. By Tuesday morning the report was in my inbox email. You can't get much faster and efficient than that and I totally recommend Joe for your building inspections. Needless to say, we are now unconditional and can move into our new home in early June. Thanks Joe, great work."

"I totally recommend Joe, he is reliable and professional with his service.
I had numerous real estate agents say he is the best in Palmy with his experience in the industry.
The report was very detailed with lots of photos which clearly showed any issues. Joe explained the whole thing to me as I was a buyer on my own and reassured me I was making the right decison and any work in the future that will be needed.
He kept me updated the whole way!"

"From the first contact with Joe he explained the process, he made contact with my real estate agent and organised everything from there. Once he had completed and emailed the thorough report (with lots of photos) he was more than happy to take my calls and put my mind at ease or offer suggestions to remedy the couple of issues he had identified at the property. Have recommended him to another friend of mine who was also satisfied."

"Joe Smith cost me 21,000 dollars after providing me a builders report that said quote: ‘roof is in a reasonable condition considering age of house’ (1989 build) with some rust spots that need treating. Two roof companies later that both said roof suffering severe rust. In some places almost right through tiles.
I am completely disappointed with the service I received from Joe Smith and would not recommend."

Got the building inspection done next day after I called him, which was fantastic as another buyer tried to get an offer in and this was a condition we had to meet to purchase the property. The report was detailed and answered any questions we had and gave us more information that we could have hoped for. Very grateful for his time and effort. "

He worked with the City Council to arrange for the name of our dwelling which was listed as a garden shed to a studio, no council headache for us .
Also confirmed that there was no dampness under the house around shower area, with water meter and going under house. Thank you Joe for your help Dave and Glenda Douglas"

"the report that was done was so thorugh that it actually got us our loan....wouldn't of got it without such a comprehensive report. our property is quite unusual (commercial conversion so our original bank didnt want to know)....so without the report we wouldn"t of got a loan for our house....would highly recommend "

"Joe was a great guy to deal with. Original contact was friendly and informative about business. Time made for building inspection was easy to organise. Building inspection itself was thorough and met with/ exceeded my expectations.
Knowing nothing about buildings/ house structure etc I felt he answered all of my questions clearly and gave some cost indications for necessary work.
Also after inspection he took the time to talk to me about property and gave me confidence in price/… condition of house compared to others he had seen, talked me through how to negiotiate with vendor to take improvements needed into account, etc.

Overall, feel that I would unreservingly recommend Landmark Property Inspections to others and would not hesitate to use Joe again. Thanks!"
