100%"I contracted Liz and Alan to wash my significant property which involved washing:
* the house from top of the outside gutters down to the ground, including all eaves, walls, windows and doors;
* 6 x louvretec roofing sections;
* three vitex decking areas;
* all driveway concrete and paths;
* all garden walls and planter bed tops;
* second house plus concrete decking areas, water tank and sun porch, pool house, glass surrounds and concrete surrounds and pool decks.
Liz and Alan… worked diligently and tirelessly for 6 days to complete this job and ensured every area and aspect was spotless, which often required the hand washing of large areas.
The finished house and property looked absolutley amazing and like new and I could not have asked for more, all at what I believe was a reasonable price.

60%"Unfortunately while performing a house wash on my property approximately 32 edges of wooden pane windows were damaged by Alan due to the equipment and method used. I phoned Liz on the Saturday after the clean after seeing the damage and she was defensive and blamed the paintwork. My wooden windows were painted at the end of 2020 and have since been hand cleaned pane by pane twice by a professional window cleaner with no issues in February 2021 and April 2022. I had a glazier and a painter… check them prior to contacting Liz again. Their opinions were that the paint lines on the glass had been removed in the clean and force with a brush/brush head.
I asked Alan and Liz again as agreed to come and view the windows so they could tell me exactly what equipment was used and the method they had used cleaning on the wooden windows.
Under the Consumers guaranteed Act tradespeople who provide services must offer services that are:
1) done with reasonable level of care and skill
2) fit for the purpose you and the customer agreed on
Remedies for problems are repair, compensation or refund.
Liz and Alan arrived and I expected them to have a close up look at the window frame damage and to be clearly told how they had been cleaned. Liz was defensive and was yelling at me so after requesting a photo of the brush I asked Alan to please come up and tell me exactly what was done and why if he started cleaning the windows and the paint was coming off on the first few panes he would keep going? The painter, glazier and I know reasonable care was not being taken as the windows were cleaned.
I have checked with two professional window cleaners and sent them a photo of the brush used. They have said non-professional brush heads which are not soft enough used on poles of long handled brushes where operator angles manually put too much pressure were not an option on wooden window frames.
In Conclusion
Alan and Liz have to this date accepted no responsibility for the damage to the windows and appear not to be going to change their method of cleaning wooden windows for future customers.
I am now faced with getting a painter in to do repair paint work at my own cost. It is difficult to get a painter for a small job at the moment so that is stressful.
The actual house wash, pagoda clean and canopy clean and driveway clean were done very well.
A proper walk around the whole house discussing cleaning methods together prior to booking this job would have avoided this situation. A simple rinse off of any house dirt from the windows with me organising a professional window clean would been the best option. Specialised window cleaners will use one of a few methods depending on window type including soft brush pole with ionised water, hand cleaning each pane with a ladder etc."Liz Keen responded:"Thank you for placing this feedback. We washed your deck previously and you were so pleased to have a company that took the time to discuss everything with you, that you recommended us to your neighbour. We washed her property in November and did additional groundwork for her in January. That day you and I had a long conversation about washing yours and I did a full walk around with you. The work was scheduled for the following week. We use soft brushes on all painted areas and low pressure to wash the dirt off. You are a diligent person who always does research and clarifies everything and will only schedule work once you are 100% comfortable with what is going to be done. Alan did not damage 32 edges of wooden pane windows. Your old Onehunga house has in fact 50 or so windows and the majority are aluminum, there are some original older wooden windows in one area that are painted. These windows have in some places older putty and when painted some of the paint had gone onto the glass. Tiny flecks of that paint did come off and a few places did lose a fraction of paint on the joinery. These were microscopic and while all and every care is taken such tiny amounts can come off. They are so tiny they are not actually visible in most cases unless you climb a ladder and get right up close with the building. I do have photos. You didn’t attach those. We washed your property on the Wednesday, and you paid Saturday, plenty of time if there was a concern. You phoned Sunday to ask about how we had washed the windows as a little bit of paint missing that you had just noticed. We chatted and I did say that it is quite common for a few tiny bits to come off, and we use brushes that are by manufactures labelling designed for weatherboard and windows. That was not defensive, just fact. We spoke a couple of times after that, and I asked you in writing what you wanted us to do as you were quoting consumers' guarantees act. You asked if we could come and have a look. This happened the next week. On that visit I took a full walk-around video of the house including all weatherboards and windows and close up pics. You asked what brush we used, and you took a photo. The same brush used for the whole of the house which didn’t lose any paint. We can’t take off good paint. The amount that came off was so tiny and not visible to us. We have washed buildings from 1860’s to modern cedar and if requested have wiped them with a cloth. If you wanted us to wash your windows with your preferred method or not at all when we discussed what we were doing, you could have said “don’t do windows I will arrange a window cleaner afterwards to do it the way I have had done in the past. “ Voices were raised out of frustration that day by both sides, which, as all of our reviews show is totally out of character and Alan did walk around with you, not because you asked but because he washed the windows and it was his call to make based on what you wanted. Alan washed those windows because they are higher up than the rest and he was on a ladder to complete that work which had him at a right angle to them not as you put “on long poles at an angle.” He asked you multiple times that day what you wanted. You kept saying you didn’t know, and our offer to buy a test pot of white paint and touch up the tiny spots where you had lost paint was ignored. While we appreciate that this appears to have caused you stress, it is not a situation where we are required to cover standard maintenance on your building. 100%"Our house had very oxidised Hardiplank weatherboards, with black mould and pink mould in the colder, damper sides of the house, and there was also mould on the guttering. The paintwork hadn't been maintained for many years.

98%"My situation was that my deck had been badly cleaned by another company. I had obtained quotes from three companies and none of them told me the process they would use to clean the deck in any detail except the company I engaged. The owner told me the process he would use briefly. I have done my own waterblasting on driveways, fences and my concrete garage in the past, (so know the hours and effort it takes to waterblast). I knew that deck cleaning is definitely a job for professionals.
I was… looking online after feeling very distressed the day after my deck was cleaned, now with marks all over it and the mould still between the boards. My search came up with AWL showing a photo of how my deck looked, saying number 2 mistake!
So I rang them to ask if it was possible for it to be fixed. They came later that day and advised me what needed to be done to fully clean the deck so there were no unsightly marks and to remove the mould without damaging the wood.
The process was well explained and on the next suitable day weather wise they did the work. The work was done when it was best for my deck, not their timetable. They were transparent about the hours it would take and the pricing. They sprayed on a lichen and algae treatment after.
Their equipment is excellent. The other contractor left oil marks on my deck from putting his machine on my deck in two places. Their machine is on the truck and their hoses are longer.

Despite the house being prepared for sale and machinery and equipment scattered, nothing was too difficult as they worked around the obstacles. Alan was quick to apologise because a small trellis at the back of house did not come out as well as he had hoped. This concern impressed me. To my mind, the trellis looked refreshed with colour that was not there before the wash.… Liz and Alan make a good team and warmed to us quickly. They were professional and hard working. They oozed confidence and appeared very confident about their work. The photos they showed of before and after the wash of other homes were helpful to view. Liz sent me before and after photos of our house.
While they were working, the house captured the eyes of neighbours and two real estate agents came over and asked to present the house for market. Credit to AWL for that!

They were very detailed in the washing of the house and took their time to ensure it was clean. They even made sure the grout in the tiles around the house had all of the mould and moss cleaned out. There is no mistaking that they take great pride in their work.

58%"Liz and her son did the job. Unfortunately despite what appears so far to be a reasonable job I won't use this business again and can't recommend them for the reasons below.
First the positives: they responded quickly to the request for a quote and completed the job within a week from the first contact. Visually the decks and house are clean and it appears to be a thorough job. There was a small loss of paint and plants,furniture and windows surrounding the deck were left with a yellow dust… covering which we needed to hose down. I can't comment on the deck and roof treatment yet as it takes time to work.

The negatives all centre around professionalism: they arrived at 9.50 after saying they would be there between 9 & 9.30 and came directly through to our backyard (without knocking on the front door) with an unrestrained dog and smoking. Throughout the day there was a lot of arguing and an unacceptable amount of foul language from the son. This may not have impacted on the quality of the job but made it unpleasant to be around and I felt this was very unprofessional. When I said there was to be no smoking nor dogs on the property they did rectify it but not without pointing out that they'd never had a complaint before and that they would have mentioned they had a dog when they booked which was certainly not the case as I would never have agreed to an unrestrained dog on the property.
Finally when discussing the quote they commented on a competing business and suggested their nocowboys score was around the 30% mark. On checking later I discovered the business mentioned has a perfectly good score. Again I think this was not particularly professional.
In terms of pricing it was priced as a whole day job and I was told the roof treatment would effectively be complimentary. They appeared to work hard during the day and the job took 6 1/2 hours (10-4.30). Having checked other quotes it wasn't the cheapest and not discounted as suggested but probably reasonably fair. I did however expect a higher level of professionalism for the price I was paying.Liz responded:"Hi Tania - I would like to take this opportunity to respond to your rating. Acknowledgement first that we did arrive slightly late and unfortuntely did not have an opportunity to explain the reason that was beyond our control due to your mmediate reaction to Honey (dog) and the fact that Chris was smoking a cigarette. Both the dog and cigarette were rectified instantly. It really is a shame that you do not recall my mentioning her coming to work with us as all dog lovers know we will never knowingly cause her to sit in a car for nearly 7 hours when she could have been at home with other family members. Putting that aside. Your email to me the same night stated \"We have had a look around the property and are happy with the clean and it appears to be very thorough. Obviously we won’t know the success of the roof treatment for a few weeks/months yet but look forward to seeing it.\" In regards to other comments you placed here I sincreley believe that they are rather harsh so have posted your photo\'s to our facebook page so you can recall the condition of the deck before and after. My information was correct up until a few days prior however it appears that they called for a review on the really old low ratings and without updated email addresses for those ratings this site had no choice but to take them down if they couldnt be re confirmed. When I suggest that you may like to review other companies performances it is to ensure that you have all the information needed to make a decision, not to ru down another company.This information can be verified by nocowboys. 58%"If you don't want bleach be specific as they do use it on gutters and hard to remove areas of stain on paintwork. Waterblasting also but I'm not sure what strength."Liz responded:"Dear Rose thank you for your rating. I must say I am somewhat confussed though and feel I need to reply. We scheduled a 12 hour job to prep for painting your very large old villa that was in desperte need to some tlc. The work required in fact took 16 hours but we didn't charge any more than originally quoted. Not only did we wash the house,we restored your decks, emptied your gutters, washed an extra deck no charge, plus all your pavers that were not in the origianl quote. We used citrus for all of the work except for brushing a small ammount of bleach on the badly stained gutters and a totally oxidised section of paint on a few lower boards. When you asked us about it and told us for the first time that you wanted no chemical at all we complied and in fact on day two I spent a large ammount of time hand rubbing those areas with white vinegar that you left with a note asking me to try that for you. Not once did you say you were not happy with our work. I know that budget was important to you however we did everything booked plus more to a high standard of work. We went out of our way to ensure you recieved a quality result and gave you a complimentary roof treatment in addition to all the extra work we did for you. I appreciate that other people have caused you problems in the past doing subtandard work and over charging, however never in all the time we have been washing houses have we ever left a customer unhappy. In regards to pressure, our machines are set at 1000 psi and loose 200 with our hose length. This equates to a soft wash safe for all surfaces. All windows were hand brushed as promised to ensure minimum water pressure on very old badly cared for windows. I hope this answers your concerns. 100%"Our newly purchased 19060s weatherboard house looks fantastic after AWL visited. Now we can actually see the paintwork! We were amazed at what came out of the gutters, and the cobbles, timber gate and retaining walls literally look like new. My husband and I never thought it would all come up so well - we thought the photos on their website were an exaggeration, but they're not at all - what a difference the clean made!
