"Sam was referred to us by out kitchen installer to remove two walls to open up our space near the kitchen. We were very happy with the process and the finished work. His organisation of other people needed to get the job done (engineer, building inspector, plasterer and electrician) meant the work was completed in a timely way. He was also very friendly, communicated often, including checking in to see if we were happy with how things were going. The entire team also left the working area in a… very neat state after finishing for the day so we didn't have any cleaning up to do ourselves. All in all I would highly recommend Sam for any building work."

"Highly recommend! Sam has done a lot of work for us, replacing/repairing all four walls and adding insulation and double glazing, organised re-roofing, selected good materials and organised really good tradespeople for the plumbing and electricity. We find him to be thoroughly trustworthy and helpfully conscious of costs. He is outstanding at problem solving. He has identified serious problems with the architect's plans and his solutions have meant that we have not had to deal with possible… causes of leaks in the house and water nightmares. He has been patient with the delays caused by said architect, and is always pleasant and easy to deal with."

"Sam did a very good work in upgrading the upstairs bathroom which is used every day by my daughter'.
Sam did an excellent job in restoring the garage and ensuring that the structure of the garage remains sound, and will allow further work later in the year.
Impotantly for the family, Sam built an outside storage in a secure and safe way to hold upwards of 100 large jars of Jams, Chutneys and Marmalades; that are a product of the family garden and reflect the amount of our skillful labour… in making the above products from the fruit trees growing in the garden. "Sam has been great to work with. He made suggestions about things that could work and that I hadn't thought of, and worked within what was a pretty tight budget to get me what I wanted. The trades he used were also fantastic, fixing bits and pieces here and there that had nothing to do with the work he was doing. Sam helped arrange additional plumbing work when the job was nearing complete, was responsive and organised and I have really appreciated him giving me the opportunity to let him know… if I wasn't happy at any point."

"Sam did a renovation in my bathroom, including pulling down all the walls and refitting shower, vanity and loo in different places. The final result is just as I'd hoped. He was very reliable, and efficient - completing the entire project in just 2 weeks, and sticking to budget, and he was awesome to work with. Couldn't recommend him more!"

"I asked Sam to advise me on repairing the garage at my new house, to extend its life and make sure it was weathertight. Sam came round, talked me through what was needed, then carried out the work. He replaced rotten timber and rusted steel, and helped to secure a broken window. He was helpful, informative, prompt, came when he said he would, knowledgeable and easy to work with. I am very happy with the work and the price was very reasonable. I'm glad I found Sam! I'll definitely use him… again. Great work!"

"I asked Sam for some advice on some renovations. He came round to look at the jobs and gave me some ideas on how I could do them, and a ball park price. He has completed the first of the jobs (removing an internal wall to make a larger room), and I am totally delighted with the result. The quality of workmanship is exceptional, the site left clean and tidy, and communications were excellent.. I am booking him in for the next job!"

"We found Sam to be a terrific builder. He was fast, efficient, generous with his time, and did a great job. We're really enjoying our new open-plan kitchen/living area. Sam was great at trouble-shooting various issues that arose regarding permits, architects, etc. He coordinated the sub-tradies really well and the entire experience was positive for us. Problems inevitably arise during a big project, but we felt safe and in good hands the whole time. Sam really looked after us (including making… sure we came in on budget!) and we wouldn't hesitate to recommend him to others. He's excellent company too :)"

"Sam has put in bofolding doors, ripped out walls, redone our bathroom, built us a garage and fitted double glazed windows through out our house which we did in 3 different lots. Oh he has also reclad the back end of our house. These jobs have all taken place over the last 13yrs We would not reuse someone who we were not happy with! "

"Sam took out a dining window and installed a sliding door then built a deck and roofed it and joined it on to an existing sleepout and lower deck. We loved not only the finished product but all the interactions with him and are very pleased all round , He is the real deal, goes out of his way to find what it is you want and get the best result. Highly recommended! Our 3 1/2 yr old still refers to him fondly as "crackup Sam""

"Sam is a fantastic builder and I would definitely recommend him. He built a retaining wall, landscaped my garden and did inside renovations for me last year. He left everything so tidy each day and always kept me in the loop every step of the way. He did exactly what I had asked him to do too which is a bonus! (Not always the case with some builders). "Three years ago Sam did a major and difficult two-story addition for us. He did a great job, and so he was the first person we approached this year to build a garage -- again pretty tricky, as there had to be a dig out between three retaining walls with the garage walls then helping take the load. Again Sam did a great job, always capable, cheerful, flexible, great with the subcontractors, and true to budget!"

"Wow what can I say!! we had a hell of a job that would have scared most builders away or cost us an arm and a leg but Sam showed up as promised and renovated our Bathroom, Toilet, Hallway and Kitchen. "We used Sam to build a retaining wall and fence at our property in Tawa.
We chose Sam to do the work because he gave us confidence that he knew what was required to do the work, and has a friendly, helpful manner.
The job start date got pushed out a bit, but once he started the work was completed very quickly.
Throughout the building process Sam was always approachable, and happy to answer any questions we had.
We are very pleased with the completed work, and would be happy to use Sam… again in the future."

"My elderly parents-in-law required emergency repair work on the house they rent in Tawa. Their landlord had struggled for several weeks to find any tradespeople willing to quote, but finally came across Sam.
It was a somewhat awkward job requiring the replacement of dangerously rotten flooring across several rooms (and, as it turned out, also a new fit-out of laundry, toilet and bathroom).
Adding to the complexity was the requirement to rebuild with the occupants' limited mobility in… mind.

Not knowing Sam, we were a bit apprehensive at first, having experienced good and bad builders in our time.

But Sam soon impressed with his punctuality, tidy and careful work habits, and the efforts he made to get the job done quickly (arranging sub-contractors to prioritise this job, and stepping in himself with some plastering & painting). Best of all was the courtesy and respect he gave my elderly parents-in-law, for whom English is a second language.

We would have no hesitation to recommend Sam Janes of Impact Building & Landscaping."
